Vaibhav Avasthi trained in interior architecture and spent his early years on construction sites, learning how a drawing survives contact with stone, timber and trades. That grounding shapes the studio: HOUSE n CO designs in detail and executes with its own site team, so what is presented is what gets built.

The practice has delivered more than 500,000 sq ft of residential, workplace and hospitality interiors across nine cities. It remains deliberately small — a handful of commissions each year, each with Vaibhav's direct involvement from brief to handover.

02Design Philosophy

    Proportion before decoration

    Plans, ceiling heights and sightlines are resolved first. Material and colour follow the architecture rather than covering for it.

    Bespoke over bought

    Joinery, stone and metalwork are drawn for the room and made by craftspeople we have worked with for years.

    Light as material

    Every scheme is lit in layers — daylight, ambient, accent and low evening light — and specified to the fixture.

    Built to age well

    We choose honest materials that improve with use, so a home reads as considered a decade after handover.
